    A REIT which owns has stations. Gas stations have convenience stores attached. Price of oil effects retail fuel pricing. The profit is built into every gallon of gas sold. Convenience stores are notoriously overpriced and everything sold is at a higher markup and profit.

    Essential business which will not be shut down.

    This is the landlord. The rents keep getting paid. You keep getting paid the dividends.
